PCS Season Survival Guide: Moving to Colorado Springs with the Military

If you’re reading this, there’s a good chance you just got orders to Peterson Space Force Base or Fort Carson and now you’re trying to figure out what’s next. First off, welcome to Colorado Springs! ☀️⛰️ It’s beautiful here, but we know moving (again) can be a lot. So let’s break it down.

What is PCS Season?

Every year, military families across the country pack up their lives during what’s known as “PCS season.” That’s usually the spring and summer, when orders drop and families start relocating—fast. The weather’s better, school’s out, and it’s a little easier to settle in. But let’s be real: Uncle Sam doesn’t always wait for the perfect timing.

You could get orders any time of year, and that means you’ve got about 3–6 months to figure everything out. Where to live, what schools to go to…it can be a lot!

Step 1: Research the Area

Colorado Springs is home to several military bases, including Peterson SFB, Fort Carson, and Schriever SFB. Each one has its own vibe, and the neighborhoods nearby vary a lot. Some things to consider:

  • Commute time to base

  • School districts (D49, D11, D20, and more)

  • Home prices and property taxes

  • Weather (It’s sunny, but yes—it still snows!)

  • Outdoor life (Hiking, skiing, parks galore)

Step 2: Nail Down Housing

You’ve got a few choices here:

  • On-base housing (can have waitlists)

  • Off-base rentals

  • Buying a home (often the best long-term option)

A lot of military buyers look into VA loans to make homeownership happen with $0 down. If you’re planning to stay a few years—or maybe even retire here—it can be a smart move.

Step 3: Get Connected

One of the best things you can do? Talk to other military families. Facebook groups, base pages, and community platforms are loaded with reviews and advice from people who’ve been exactly where you are.
