As of January 2026, the market is balancing out in a few ways. The Price Index is sitting high at 178.5, meaning home values remain strong compared to our historical averages. Meanwhile, the Listings Index is at 170.7, and the Sales Index is at 63.9. In plain English: there are plenty of homes on the market, but the pace of sales has cooled down significantly from the "bidding war" frenzy we saw in previous years.

 

Looking at the chart from 2018 to now, you can see that the "Listing" volume (the yellow line) saw a massive spike in 2025 before a sharp correction heading into 2026. This indicates that the inventory surge has leveled off, bringing us into a more stable environment. Prices (the green line) have remained remarkably steady and resilient despite the external changes in the economy.
