Lately, that problem has been space, specifically, space for extended family. More of my clients are buying homes with parents, adult children, or both under one roof, and most new construction in the area was simply not built with that in mind. Mayberry Communities is one of the first developments I have seen locally that builds multi generational living into the floor plan from day one, rather than treating it as an afterthought.
Here is an honest look at what Mayberry offers, who it is actually a great fit for, and what to know before you go look at a lot.

Mayberry Communities is a master planned new construction neighborhood built around a small town village concept. The developers describe it as drawing inspiration from walkable towns of the past and the early roots of Colorado Springs, with tree lined streets and a planned town center rather than just rows of houses.

This is not a community trying to recreate a dense city neighborhood. It leans into small town character, open space, and room to spread out, which is part of why the lot sizes and garage options here look different from what you typically find inside Colorado Springs city limits.
This is the feature that makes Mayberry worth a serious look if your household includes more than one generation under one roof.
Rather than retrofitting a basement or converting a bonus room, several of Mayberry's floor plans include dedicated multi generational suites designed from the ground up, with the kind of separation and functionality that actually works for extended family living, not just a spare bedroom with a door.

I have had more than one conversation this year with buyers trying to make a standard floor plan work for three generations. Mayberry building this in from the start instead of leaving buyers to figure it out themselves is a genuinely useful option to have in the Colorado Springs area.
Every home at Mayberry comes standard with a 3 car garage, which is already more generous than most new construction in the area. But the upgrade options are where this community really stands apart.

This detail alone makes Mayberry worth mentioning to a specific kind of buyer, the ones with a boat, an RV, several vehicles, or a home workshop who have struggled to find new construction anywhere in the Colorado Springs area that actually accommodates that lifestyle without a major garage addition after closing.
Mayberry offers a genuine range of home types rather than a single product, which is part of what makes it work for a wide range of buyers.

This range means Mayberry is not just a community for buyers chasing maximum square footage. There is a real entry point here for buyers who want new construction at a more accessible price, alongside the larger multi generational and garage heavy options for buyers who need more space.
Mayberry also offers a Rent To Own program on select floor plans, allowing buyers to lock in today's purchase price and live in the home for up to 18 months before closing. This can be a meaningful option for buyers who need more time to prepare financially without losing the home to rising prices.
I wanted this addressed directly, because it matters to a lot of buyers, and the honest answer requires a little nuance.
Mayberry is not structured with a traditional homeowners association the way many newer Colorado Springs neighborhoods are. However, at least one active listing in the community references a Metro District Fee that covers lawn maintenance and water for front yards. A metro district fee is different from an HOA structurally, it is a property tax assessment rather than a membership association, but it still functions as a recurring cost buyers should budget for and ask about directly.
•What to ask Mayberry's sales team: Whether the community is in a metro district, what the current fee is, and exactly what it covers
•Why this matters for your budget: Even a modest metro district fee changes your true monthly housing cost, the same way an HOA dues would, so it needs to be part of your math before you fall in love with a floor plan
I would rather tell you to ask this question upfront than have you find out about a fee after you are already emotionally attached to a lot. This is exactly the kind of detail I help my clients verify before they sign anything.
Mayberry sits in the Ellicott and Calhan area, east of Colorado Springs proper. Here is what that distance actually looks like in drive time, which matters more than the map distance alone.
•Schriever Space Force Base: Approximately 12 minutes
•Peterson Space Force Base: Approximately 20 minutes
•Fort Carson: Approximately 35 minutes
•U.S. Air Force Academy: Under an hour
•Colorado Springs Airport: Approximately 30 minutes
•Downtown Colorado Springs: A short additional drive beyond the airport distance, plan for some commute time if you work centrally
This makes Mayberry a genuinely strong option for military families stationed at Schriever or Peterson specifically, since the commute from this community to those bases is shorter than from many in town neighborhoods. For anyone working downtown or closer to the west side of Colorado Springs, the commute is the trade off for the space, the garage options, and the lower price point.
Mayberry is not for every buyer. If you want walkability to downtown restaurants or a short drive to Garden of the Gods, this is not that community. But if you need real space for extended family, a serious garage setup, or new construction at a more attainable price point with room to grow, it deserves a look.
