Every year, Colorado Springs seems to have one neighborhood that buyers keep asking me about before it's fully built.

Sometimes it's because of the location. Sometimes it's because of the builders. And sometimes it's because buyers can see where the city is growing and want to get there before everyone else does.

Lately, that neighborhood has been Reagan Ranch.

If you've driven along Marksheffel Road recently, you've probably noticed how much development is happening on the east side of Colorado Springs. What used to feel like the edge of town is slowly becoming the next chapter of growth for the city, and Reagan Ranch is positioned right in the middle of it.

What's interesting about Reagan Ranch isn't just that it's a new neighborhood. Colorado Springs has plenty of those. What caught my attention is how closely it reflects what today's buyers are actually looking for: newer homes, community amenities, convenient access to major employers, and a neighborhood that feels like it was planned for the way people live now.

Before you add it to your list, here's what I think buyers should know.

A Quick Orientation: Where Exactly Is Reagan Ranch?

One thing I always tell buyers is not to judge a neighborhood by the map alone.

Reagan Ranch is located along Marksheffel Road, just south of Highway 94 on the eastern side of Colorado Springs. On paper, that may sound farther out than some people expect, but location is really about commute patterns and daily routines.

For military families, this location immediately stands out because of its proximity to Peterson Space Force Base and Schriever Space Force Base. For buyers working in eastern Colorado Springs, the Powers Corridor, or at one of the growing employment centers on the east side, the location may actually be more convenient than some of the city's older neighborhoods.

The tradeoff, of course, is that you're not living five minutes from Downtown Colorado Springs or Old Colorado City. Buyers who prioritize walkability to established restaurants and shops may prefer other areas. Buyers who want newer construction and room for future growth often see that tradeoff differently.

Why Communities Like Reagan Ranch Are Becoming More Popular

One thing I've noticed over the last several years is that buyers aren't just shopping for houses anymore.

They're shopping for lifestyles.

When clients tour neighborhoods today, they rarely spend the entire conversation talking about countertops or flooring selections. Instead, they ask questions about parks, trails, community events, schools, dog parks, and whether there will eventually be places nearby to grab dinner or run errands.

In many ways, Reagan Ranch appears to be responding directly to those priorities.

Plans for the community include more than 1,700 homes and apartments, along with parks, trails, playgrounds, splash pads, dog parks, and community gathering spaces. A future retail center known as Crossroads is also planned nearby, which could eventually bring shopping, dining, and everyday conveniences closer to residents.

Of course, future amenities are exactly that—future amenities. Buyers should always verify timelines with builders and developers. But the overall vision reflects a trend we're seeing throughout Colorado Springs: communities are increasingly being designed around daily life, not just housing inventory.

Six months after moving, they're often talking about the trail they walk every evening, the park where their kids play, or the neighbors they've met at community events. The lifestyle side of a neighborhood tends to matter more than people initially expect.

The East Side Growth Story

If you've lived in Colorado Springs for a while, you've watched this happen before.

Neighborhoods that are considered highly desirable today were once viewed as being "way out there."

Banning Lewis Ranch, Wolf Ranch, and portions of Northgate all went through that stage. Early buyers saw open land and future plans. Today, many of those same neighborhoods are among the most sought-after communities in the city.

That doesn't mean every new development follows the same path. But it does explain why some buyers pay close attention to emerging communities before they're fully established.

Reagan Ranch sits in an area where significant growth is already taking place. New housing, new infrastructure, and future commercial development are all helping shape what the eastern side of Colorado Springs may look like over the next decade.

For buyers who like the idea of getting into an area before it reaches full maturity, that's often part of the appeal.

Three Builders, Three Different Approaches

One feature that stands out at Reagan Ranch is the variety of builders involved in the community.

Current builders include Classic Homes, David Weekley Homes, and Empire Homes, giving buyers several different design styles and floor plan options to explore.

I generally encourage buyers not to fall in love with a builder before they've compared several models. Every builder has strengths, different design philosophies, and floor plans that appeal to different lifestyles.

The advantage of having multiple builders within the same community is that buyers can compare options without having to completely change neighborhoods.

When touring new construction, I encourage buyers to focus less on the model home's decorating and more on how the floor plan functions. Furniture and staging can be changed. The layout is what you'll live with every day.

Who I Think Reagan Ranch Is Really For

Not every neighborhood is the right fit for every buyer, and that's one of the reasons I enjoy helping clients compare communities rather than simply looking at homes.

From what I've seen so far, Reagan Ranch will likely appeal most to buyers who value newer construction, community amenities, and access to eastern Colorado Springs employment centers.

I can also see it becoming a strong option for military families, first-time buyers looking at new construction, growing households that need more space, and relocation buyers who want to be part of a community that's still developing its identity.

On the other hand, buyers whose priorities revolve around historic character, established landscaping, or walkability to downtown attractions may find themselves drawn to different parts of the city.

Neither approach is right or wrong. They're simply different lifestyles.
